The Edgewater Property

The Edgewater property is designed and constructed in about 1983 by the Frederick G. Reynolds Group and registered as six condominium corporations in 1983, the corporation was amalgamated into one corporation on March 12, 1991. The Edgewater consists of 60 units in six 1-storey blocks, on 11 acres of land. The Edgewater was constructed in 1983 in accordance with applicable building codes. Over the years the Board of Directors have continued to maintain and improve the property with fire, building codes and city by-laws to maintain quality construction.

Units

There are several models included in each building. The floor layouts consist of either one or two bedrooms, large patios and some with fireplaces and dens.

Clubhouse

The Clubhouse is situated in the centre of the property with a large deck which allows owners to relax and enjoy the green belt that runs through the middle section of the property to the waterfront.

The Clubhouse has been recently renovated (2011) and is complete with a full kitchen, washrooms, library, flat screen TV, dvd/vcr, pool table, shuffleboard and fireplace. The main area is furnished with 2 leather couches, easy swivel chairs, 6 wooden espresso oak tables and 24 matching chairs.

There is a large deck on the west side of the clubhouse overlooking a pond, fountain, and landscaped area. This area was enhanced starting in 2013 and completed in 2015.

As an owner you are welcome to use it all. This facility is a great gathering spot for friends and for your family to get togethers. All that is required is to book the clubhouse in advance and leave it in the same ready to go state that you found it. There is no additional charge for the use of this facility.

The Clubhouse is used for many Edgewater activities and social events, such as pizza nights, strawberry socials, theme gatherings, Christmas dinners, golf and bbq dinners, patio award celebrations, euchre nights, happy hour (TGIF), indoor Wii Resort games, shuffleboard etc.

Parking Lot

There are two parking lots on the property; each unit owner has one assigned parking spot, with a plug in heater, which is controlled from the owners’ unit. No snow shoveling of your driveway, you just remove your vehicle and let the snow plough do its job. There are no car ports or garages on the property. Each parking lot has visitor parking.

Parkland

There are 4.5 acres of parkland, grassland, fountains, waterfall, creeks and paths on the Edgewater property. Our parkland allows the owners to live within a green environment.

The Edgewater is proud to say that we are very environmentally aware and practice “going green” wherever and whenever we can. The parkland consists of berms of swaying ornamental grasses and evergreens and the property is home to many varieties of oak, maple, birch, crabapple and other trees. It is policy that if we must remove a tree due to disease or safety, then that tree is replaced.

Patios

Patios are a pride and joy here at the Edgewater; in fact, we do have a Best Patio contest each summer.

There are some rules and regulations re box size, trees, barbeques etc., however the Board once again encourages improvements, enhancements as long as the changes are created within the guidelines.
